The financier purchased a smaller island - the Little St James - back in the late 1990s, but subsequently obtained the larger Great St James in the year 2016 for approximately $22.5 million.
These photos suggest he had formulated ambitious plans to build upon the substantial island by erecting residences, an amphitheatre, an office beneath the waves and a swimming pool.
Visible on the plan is a channel, a waterway in the region, noted on the lower right-hand corner.
The architectural drawing is annotated in notations in red and contains a legend labelling distinct sections of the land.
Accompanying this are what look to be nine other construction diagrams and engineering blueprints, such as designs for dock shelters.
